General Information:
The LT Ranch South Community Development District ("District") was established by Ordinance No. 2024-069, an Ordinance of the County of Sarasota, Florida, establishing the District, pursuant to Chapter 190, Florida Statutes, which was passed and adopted by the Board of County Commissioners of Sarasota County, Florida, on the 8th day of April, 2025. Furthermore, pursuant to the provisions of Section 125.66, Florida Statutes, the Florida Department of State acknowledged receipt of said Ordinance, which was filed in the Secretary of State's office on April 9, 2025.
District Boundaries:
The District is located entirely within Sarasota County, Florida, and consists of approximately 696.095 acres of land. The site is generally located east of Lorraine Road, west of the Cow Pen Slough Canal, south of State Road 72 and the existing LT Ranch Community Development District, and north of certain undeveloped lands.
District Establishment:
The establishment of the District will prevent the general body of taxpayers in the county from bearing the burden for installation of the infrastructure and the maintenance of certain facilities within the development encompassed by the proposed District. The District is the best alternative for delivering community development services and facilities to the proposed community without imposing an additional burden on the general population of the local general-purpose government. With the establishment of the District in conjunction with a comprehensively planned community, as proposed, allows for a more efficient use of resources.
Certain Powers of the District:
The District is authorized to exercise certain additional powers to finance, plan, establish, acquire, construct, reconstruct, enlarge or extend, equip, operate and maintain systems and facilities for: (1) parks and facilities for indoor and outdoor recreational, cultural and educational uses; and (2) security, including but not limited to, guardhouses, fences and gates, electronic intrusion-detection systems, and patrol cars, each as authorized and described by Section 190.012(2), Florida Statutes.
